We provide different levels of service for you.

Option 1: We can put your information on our website. This is a free service. We only ask that you allow us to put our Rental sign on your property.

Option 2: Everything in option 1 plus we will collect rental applications, screen the tenants and match them up with the property. We then turn them over to you and you can use your own rental agreement or you can use ours for a small fee. There is a small fee for this each time a new tenant is sought.

Option 3: Everything in option 2 plus we will collect the rent and perform monthly inspections of the property. We will also pay any bills you would like us to. We do all interfacing with the tenants, serve legal notices for possible evictions or late rents, supervise repairs, use computerized accounting and arrange for snow removal, lawn care or other maintenance that is needed. A monthly fee is charged for this level of service.

What we do when you open an Option 3 account with us

• A visit to the property by Open Spaces Property Management Staff (leasing agent/property manager, maintenance supervisor & support staff). This is when we familiarize ourselves with the layout and unique features of the property, take digital photos to be used to document property condition and for advertising purposes.
• Advertising ("For Rent" sign placement, Ad placed in local paper and listing on our web page)
• Tenant Screening/Lease preparation
• Signing of contract with tenants and collection of rents and deposits
• Property Walk-through with tenants to document move-in condition
• Set up new owner, new tenant and property information in our computer system
